THE iconic One Bukit Senyum development will transform the skyline of Johor Baru, and will be the new central business district and administrative centre when it is completed in 2023.
Developer Astaka Holdings Ltd came up with the project after seeing the potential of Johor Baru and setting out a vision to transform the state capital.
Leveraging on the group’s track record and decades of experience, Astaka Holdings secured a piece of prime land in the heart of the city, now home to its flagship One Bukit Senyum.
Occupying 4.8ha of freehold land with a gross floor area of 6.3 million sq ft, One Bukit Senyum was conceptualised by renowned architecture giant Skidmore, Owings and Merrill, the designers of Dubai’s Burj Khalifa, the world’s tallest building.
One Bukit Senyum, which will have a gross development value of RM5.4 billion, will be home to award-winning The Astaka, which comprises two residential blocks with 438 units. The units have built-up areas of between 2,207 and 5,554 sq feet. They also come with a private lift lobby.

Among the awards were “Best Condo Development (Malaysia)” by Southeast Asia Property Awards (Malaysia) 2015 and “Best Luxury High Rise Development” by iProperty.com People’s Choice Awards Malaysia.
The Astaka, which means royal pavilion, offers ultra-luxurious residences with stunning vistas of the Johor skyline and Singapore horizon.
At 65 and 70 storeys high, the residential towers are the tallest in Southeast Asia. The towers will feature a full-curtain wall, the first for a residential tower in Malaysia, round-the-clock security, bespoke concierge services and the highest sky garden in the country.
The Astaka will have four units per floor, luxurious ceiling heights of 3.6m, marble flooring for the living and dining areas, timber strip flooring for the bedrooms and green building index certification.
Among the facilities are two swimming pools, two sky lounges, a gymnasium and a dedicated tunnel connecting to the Customs, Immigration and Quarantine complex, which is a minute’s drive away.
The One Bukit Senyum development will also include a five-star hotel, branded residences, serviced apartments, a shopping mall, an office tower and the new headquarters of Johor Baru City Council, Menara MBJB.
With the development sitting on the transportation node of southern Malaysia, One Bukit Senyum is likely to be preferred by major corporations and discerning residents. It is envisaged to be the heartbeat of a modern metropolis.
