Strategically located in the heart of Johor Bahru City Centre and less than 1km from the Johor Bahru Customs, Immigration, and Quarantine Complex (Johor Bahru Checkpoint to Singapore), the 11.85 acre site is a mixed development which is entitled for approximately 6.2 million square feet of new buildings.

Conceptualized by one of the most significant architecture firms in the world, Skidmore, Owings & Merrill, One Bukit Senyum is poised to become the ultimate energy of sophistication, and a new benchmark for modern living experiences in Johor Bahru, with meticulously crafted architecture, innovative designs, and a clear sense of discerned luxury living.

The Group’s flagship residential project, The Astaka @ One Bukit Senyum, developed as Phase 1, and Menara MBJB, a 15-storey Grade-A office tower, developed as Phase 2, were completed in June 2018 and January 2020, respectively.

Phase 3 of the project* with a gross floor area of approximately 4.3 million square feet, on which construction has not started, will include an entertainment hub, a Grade-A office building, a five-star hotel, and branded residences and service apartments.

*Inclusive of a freehold land measuring 7.65 acres which was intended for the third and final phase of development at One Bukit Senyum (“Phase 3”). The Company has obtained approval from shareholders of the Company on 12 April 2022 for the disposal of Phase 3 and is now in the midst of exploring the possibility to co-develop Phase 3 of the project, together with Dato’ Malek or his associate company.
